The Director of Land Acquisition and Entitlements reports to the Division President and is responsible for identifying, researching, underwriting, investigating, qualifying, and managing the purchase of land and lots.
Additionally, this role is responsible for the entitlement of projects including, but not limited to, zoning approvals, development agreements, architectural approvals, preliminary and final plats, civil construction plans, development permits, landscape plans, and utility company designs.
Key Responsibilities Include:
Deal Sourcing and Negotiation Network with landowners, developers, engineers, planners, municipalities, and brokers for new land acquisition opportunities.
Maintain updated land use plans and database.
Use plans, aerial maps, assessor databases, and land resources to source land parcels for acquisition.
Contact owners and track potentially viable projects in the Land Database.
Monitor entitlement / development application lists.
Prepare and negotiate Letters of Intent to purchase land.
Negotiate purchase and sale agreements and other necessary agreements to purchase land.
Perform other duties as needed or assigned.
Underwriting and Due Diligence Prepare financial pro forma for land acquisition opportunities.
Perform due diligence and underwriting to determine viability of each land acquisition opportunity.
Research zoning, approvals, permitted uses, permits, zoning, engineering plans, improvement estimates including on-site and off-site improvements, soils/geology, wetlands, utilities, and building costs for land acquisition opportunities.
Review title reports for land acquisitions.
Complete due diligence checklist and due diligence memorandum for each land acquisition opportunity.
Conduct market analysis and complete competitive market analysis worksheets and price per square footage graphing to set preliminary house pricing for each land acquisition opportunity.
Prepare presentation to Asset Management Committee for approval of land acquisitions.
Address and resolve any Asset Management Committee concerns.
Perform other duties as needed or assigned.
Entitlement Manage entitlement process to obtain entitlement approvals for land acquisitions.
Prepare and manage entitlement schedules for land acquisitions.
Manage consultant and engineering teams to develop concept plans and entitle land for new residential communities.
Develop and maintain positive, professional relationships with officials and staff of municipalities and agencies with jurisdictional control over land acquisitions.
Perform other duties as needed or assigned.
What You'll Have:
Experience in land acquisitions, planning, and development.
In-depth knowledge of the Utah land market.
Strong communication skills (written and verbal).
Attention to detail.
Self-starter with proactive approach and sense of urgency.
Ability to read, analyze and interpret financial reports and legal documents.
Knowledge of Fair Housing Laws.
Bachelor's degree in Business or a related field or equivalent combination of education and experience is required.
Minimum of 5 years' experience in residential single or multi-family land acquisitions and entitlements.
Experience with publicly traded home builders is preferred.
Real Estate License is a plus.
